Description: The following parcels are not part
of the EC Bar Ranch subdivision. Each parcel has been approved as a Minor Land
Division with five lot splits. There is no property owners association, CCRs,
or well/road management agreements. Lots B, C, D, and E adjoin Nutrioso Creek
riparian corridor, which is protected from development by a conservation
easement. The Easement is private property and not open to the public. Lots B,
C, D, and E may be subject to deed restrictions to set back buildings and/or
maintain fencing. No portion of Nutrioso Creek is for sale. All lots have
legal and physical access. Electric utility line is along the south boundary
of Lot E and another power line is available across a 30 foot road/utility
easement west of Lot A. No water well is on any lot, although groundwater
wells are located nearby that indicate water may be available at a depth of
50-100 feet. A shared well may be available. No perc tests have been
performed, but soil conditions indicate that a standard septic system may be
adequate. Trees and bushes cover approximately: 0% of Lots A, 0% of Lot B, 0%
of Lot C, 0% of Lot D, and 10% of Lot E. An 8 ft elk fence is located on Lots
B and C that must be maintained to exclude elk. The boundary with the
conservation easement must be fenced if livestock are allowed on any lots. Lot
A and Lot B adjoin the US Forest Service, while other lots have an easement to
access the US Forest Service. Not all lots may available for sale.
